I have been president of [our] HOA for about a dozen years -- all of which time CJM has served as our management company. We have only had one other firm -- the original one -- which began about 1992 when the complex was constructed. They were fired due to general inattention and we then hired CJM. During my tenure CJM's service has been excellent. CJM management (Joe Marquez) and the firm's support staff have always been closely involved and supportive. As for assistance and counsel, CJM has frequently gone far beyond what might be normally expected. All our managers have been fully certified and very knowledgeable of their profession. I am not really familiar with all the facets of the association management industry -- but I would guess that Mr. Marquez would rate very high among his peers.

Charlene has done a wonderful job with our budget, makes it very easy for us and tries to keep the cost down. Thank you for your request for a referral on CJM Association Services. It is my great pleasure to share with you my fabulous experience with CJM Association Services over the past 12 years. I have worked with them as a homeowner, board Treasurer and board President. I have always found Joe, Charlene, Hope, Megan, Lynn and the rest of the CJM staff to be extremely professional. Their accounting, record keeping, and bill paying methods have always been accurate and thorough to the best of my knowledge. They supply back up documents for all the checks we (the board) sign making our task simple. Bank statements are provided for review along with financials at every board meeting. CJM gladly obtains and presents 3 bids for most work to be done. They also assist us in interpreting the bids, so that we are sure to compare both cost and scope of work. Their customer service far exceeds that of other associations I have had the opportunity to work or talk with. They return telephone calls promptly, address service requests in a timely manner, and log phone calls received from homeowners. They supply our board with a copy of all homeowner correspondence and a their telephone log at each bi-monthly meeting. This chain of communication allows the board to remain informed about homeowner issues. Our board considers the price of CJM to be competitive ... But really ... How can one quantify the cost of excellent service? Our monthly invoice of charges includes CJM's monthly fee plus add ons which generally only include the cost of mailings, postage, and copies. We even receive a list of all the copies that were made and for which homeowner. There is no guess work, and they have never presented any charges that were the least bit questionable. CJM assisted our Association with a complicated lawsuit against the developer for construction defects. They consistently remained calm and professional in their communications with our attorneys, the board, and homeowners during that frustrating time. After the successful lawsuit, their excellent financial advise helped us to repair our associations structural problems, improve our complex as a whole, and leave our association in an excellent financial position. They also assist us in obtaining regular reserve studies and updates to make sure our reserves are well funded. CJM heads our board meetings in a professional yet welcoming manner. The board packet which we receive days before the meeting allows us to preview all that will be discussed at the meeting. CJM helps our meetings proceed smoothly, on time, and positively. Board meeting minutes are then provided to our board members in approximately 10 days, so we can review them while they are fresh. CJM prepares a very thorough newsletter for homeowners and sends it with the monthly HOA statement. The newsletter is an excellent method of communicating with the homeowners, taking surveys, recruiting board members and committee members. My name is Bruce (deleted for confidentiality), and I have known and worked with CJM for more than ten years. Never in those years has CJM or its employees let me down. Indeed, they have always met or exceeded my expectations. During my business contact with CJM, I've served on the boards of two condominium associations, the first of which had already contracted with CJM when I came to the board; serving that community introduced me to CJM's work and allowed me to appreciate the tremendous value the association received from CJM. In the second example, I have served on the board of another condo association for several years and had experience with two different property managers, neither of which proved satifactory. When it was clear that this association needed a new, professional and competent manager, I led the board in going out to bid, interviewing and selecting CJM. I have never had a single regret for the sound choice our board made. Anyone familiar with the work of homeowner association boards knows of the increasing need for a knowledgable, trained and proactive manager. The management company also needs to have access to the best in accountants, attorneys, contractors and construction managers if complex work or reconstruction is required. The above allow the management company to provide the critical and ever-changing everyday services the board requires. These assets also equip the management company to provide the best in services when the unusual challenge presents itself. In the first association served by CJM, I saw how routine business was conducted and professional standards were employed by CJM, but it was in the area of major reconstruction coming out of litigation that I saw CJM absolutely shine. CJM used the services of a very competent construction management company to minimize the cost and time required, while maximizing the benefit to owners in the completed work. With the second homeowner association, CJM helped us move through a very difficult process to educate our owners about a need for major repair/reconstruction, then led us through an even more difficult process to secure owner votes to levy a major assessment for the reconstruction. Without their professional guidance and support, the owners would never have approved the assessment or provided the capital needed. If it is possible to have a nearly painless reconstruction process in a condominium development, I would have to say we succeeded with CJM's help. The construction management firm was stellar, and helped us identify the best contractors at the lowest reasonable costs. They rode herd on the contractors once work was underway to keep owners informed, maintain quality, keep costs under control through renegotiating work and costs at times, and followed through to conclusion. Again, everyone involved did a fantastic job, and all of the successes have to trace back to the quality and value provided by CJM. I consider our community of homeowners very fortunate to have the services of CJM.
When we hired CJM we were trying to get a $5 million dollar special assessment passed for repair work. CJM immediately helped us get quotes, get the assessment passed, and the entire project was completed within 18 months from whe we hired CJM. Our Property Manager is one of the best. She cares for our Association as if she lived there. It's great knowing that we have a management company that we trust.
